When is the right time to buy a house in SF? Or should I wait until I'm making at least 500k?

Am living in a shitty apartment now ($1600 rent) and want to live in a more luxurious setting ($3500+) ... especially since im fully remote ... so I'm thinking might as well buy. Is that dumb?

I feel comfortable buying at up to 3-4x my TC... so a 800k-1M apartment... which on Trulia shows there are some decent options in the financial district.

For those that did buy, do you have regrets? Any tips for first time buyer?

    Right now it’s the worst time to buy…unless your goal is overpaying and make greedy homeowners even richer. Prices are ridiculous, pricing in an inflation that’s not even there yet

    Buy a 2bd/2ba and get a roommate imo - and not in fidi but in a more residential focused neighborhood to your taste - Hayes, Fillmore, Potrero, dog patch, Russian hull, upper market / Castro etc

      Fidi is a fine place in working hours but not a place that people want to go on nights/weekend. Would rather pick a place with a more casual neighborhood atmosphere

      The East Cut is much more pleasant than FiDi. We walk to/from the Ferry Building at night. I am not a brave person.

  • In general , you don’t want to be buying any asset class when it is at an all time high. You buy when prices are depressed i.e 2008 credit crisis , or you buy the dip on a healthy pullback. The third scenario is when you are liquid and flush with cash then you might just buy whenever you want lol

    Lots of options. Up to you whether you want luxury or whatever condo. As in, how much HoA we're talking about.

    Either way, all depends on location. Don't be near downtown. 💩 town. Definitely don't want to be greeted with piss and poop smell as you walk out of your condo.

    If you can work fully remote why would you do so from SF of all places? Why don’t you ask what the TC difference would be if you moved to a nicer city?

      Portland or Seattle’s a good option. If you are looking to stay in SF and not surrounding areas, then Portland and Seattle has equal number of “nice days” as SF. You dont pay state income tax in Seattle and Sales tax in Portland so added benefits.

      I remote from SF a few blocks away most of the times.

      It is nice not having to drive. Also, parking in SF is not fun.
