Advice: you’re holding too much in cash. Inflation seems to be on the horizon. Maybe wait for a real estate collapse and if that happens pick up the pieces with your savings. I strive for at most 8 months emergency expenses in cash. Everything else is in stocks + real estate + crypto + metals
@walmart you can hire a property manager. They usually take 6-12% of total rent. For me, I have one that does 8%. They manage all of the tenant interactions. They contact me when big repairs happen and I can keep track of rent via a website dashboard.
I would never spend my time landlording. My time is too valuable to me. I don’t mind spending the extra 8%
