    7year ARM will be much lower.. why are you going for 30 year fixed when it’s less likely to stay in that home for more than 7 years

      What if the SFH that I buy now is pretty big closer to 3000sqft and not an ideal rental? Won’t this restrict my ability to move without selling ?

      No, if interest rates are significantly higher, you'll lose or wash on equity. If rates go up, people can afford less and their loans will be smaller.

      Check it yourself. Choose a monthly payment and see how much smaller the loan is if rates go from 2.75 to 4%

    Check out Schwab if you have significant assets. A friend got 1% reduction in rate for moving $10M in assets. His rate is 1.25% for 7 year arm which is pretty decent
