Buying a house as an immigrant with uncertain future

Hi,

People who are immigrants with no clear path to citizenship, how did you come to a decision to buy a house?

What considerations did you have to make? Was the decision based on your TC, life needs, family or something else?

I am just trying to peek into the thought process in order to consider whether I should get one.

FWIW, this is in the Bay Area.

    Still renting. On H1B I might need to change states very quickly and getting out of a rental lease is cheaper and less stressful then selling property while changing jobs and cities. If I ever get a GC, I will consider buying.

    Main reason is appreciation is so high. House value increased 100K in last 6 months. Plus got bigger space to live and save rent. Needed more space to build home office, pursue hobbies such as gardening, art studio, dogs etc. As long as you can live 4- 5 years here, you’d still break even if you have to sell. Had to put only 10% down. Sometimes Airbnb to get some cash and also chance to meet new people. Only worry is if we have to leave, who will manage the rental but hoping we will be able to find a good property management company if it comes to that. DM me if you wanna discuss more reasons.

    If you have a US born kid then buy it. At worse if you have to leave immediately and cannot sell immediately, there are so many companies that can help rent it for you. your kid can eventually return to use it or sell it.

    House is an investment. Instead of paying rent, building equity on a home is wiser. Assuming you have sufficient savings/ assets for down payment.

    Coming to immigration status - it doesn’t matter, you can still buy or retain a property. If you’re concerned about having a job to pay and you don’t want a liability, that’s a point. But if you’re in Bay Area and are confident/ skilled don’t worry you’ll find a job.
