Is rent in L.A. high right now? Particulary in the South Bay. Rents seems to be way higher than the zestimate. COVID related? Will it go down by next summer?#housing

      The SFH and other condos/townhomes have appreciated at well over 6% YoY in Gardena specially around there. I do see having the 2 big casinos around a bummer. But a well built gated community with low HOA and considerably spacious units - will they also take a hit on appreciation ? I am hoping a modest 5% YoY appreciation there in 5-10 years. San Pedro is too far south I feel specially with tech employees in Silicon Beach and other aerospace employees in Hawthorne, El Segundo hopefully working part time WFH.

      I mean nobody ever really knows. If Gardena is 6% YoY, what about torrance, beach cities, etc? I’d imagine a bit higher than so it’s relative. When I buy, I always think about resale immediately. Would someone else want to buy it? And I want a place that appeals to the broadest market when/if I sell. Drive around that area at night. I’m fairly certain that pod of homes are the nicest in the neighborhood too.

      High 600’s for anything new in South Bay is a good deal, just be mindful townhomes don’t appreciate as well as SFH. Just be comfortable with the area. There are other new homes in the area too. One development was in Torrance I think. Close to 110.

    No. The (real) South Bay is here in socal and the rents have been pretty steady pre pandemic. A 3/2 SFH has always been 3500-4000.
