In seattle area 2% buyer cashback towards closing is a norm.
Wow! Which agent offers that? Redfin now mostly offers ~0.5%
Just bargain, my agent was hesitant at first but agreed to it when i said i will work with someone else. Same with a couple of my friends. This agent was working for Vija group in seattle.
Depends. If an agent is willing to give away their own compensation they’ll likely not fight for you in negotiation. An agent that gives away their earnings is a trash tier agent
What fight? You make an offer and it’s either accepted or not. Counter offers are on you anyway.
^ This. I bought and sold houses with both Redfin and "traditional" agents. In Bay Area and Seattle markets, your agent makes no difference. They basically handle paperwork. My experience with Redfin was great.
Traditional agent the best. I used one best guy
How can a traditional agent be better than a redfin agent? They make more money when you buy the house for more. Therefore they have a vested interest in getting you to overbid. How can they be better?
They have a fiduciary duty to their clients to represent them and their side of the transaction. I’m pretty sure a majority of their business is through referrals—I recommend my agent to everyone. Her interest isn’t in one transaction it’s in her career and repeat clients/referrals.
Lol
Skip RDFN agent. Do you expect any seasoned veteran in the real estate industry will be employed by RDFN? Ask your coworkers and friends for their agent(s).
What other skills do you see in these real estate agents other than: 1) opening a couple of doors for you to view the property 2) giving you an opinion on things that need to be fixed, and the neighborhood in general 3) navigating the closing process for you Aren’t the above skills commoditized anyways? Why would you need a “top” agent” to do the above?
@lyVd32 - understanding market conditions to give competitive offers or counter offers - having connections for off market listings - ensuring they are thorough with disclosures and details
Does not matter. Ask both for cashback, shop around for at least 1%.
