Talk to at least two. Tell them that you're talking to the otters and openly discuss the numbers. They can play with closing costs and points easier than rates and rates should be pretty close with most anyway.
LoanDepot and Quicken loans will charge insane fees if you have bad credit. I saw them charging like 30k in fees for a refi lol.
