Rent in SF

What is the reasonable rent in SF if my monthly net income is $8600 (after tax, 401k and insurance)? No debts. Been sharing an apartment and paying $1600 for a room for >2 years but now done with it and planning to rent 1BR next month. It seems that decent 1BRs start at $3000.

Do you want a full 1br? In law units can be significantly cheaper. Of course, they may not have full kitchens etc, so you might have to look harder.

I think the rule of thumb is 25% of income towards housing still applies? Even better in your case since you already deducted 401k and whatnot

Not in the Bay Area, you likely won’t find something less than 40%

Just make more 💸, but yeah everyone in the bay is either violating this rule, living with roomates, or making fat stacks.

I think a studio can be around $2000.

Unlikely. My roommate just got a studio in lower pac heights for $2600.

Yeah, not happening if you’re looking for a decent neighborhood in the city. Try 2500 minimum.

the rule is 30% of gross. Other people dont know what theyre talking about. I had a really nice top floor studio for $1,895 but it was in the tenderloin. I now have a pretty nice 1 bdr with my girlfriend in nob hill for $3,200.

30% of gross seems a lot isn’t it

Cisco disruptor_ Dec 27, 2019

Well that's the upper limit. The rule is to not go beyond that for rent, that would indicate you are living beyond your means.
