  If it's your primary residence then you require only 3% down payment but it depends on the seller if they agree to sell you. Get a real estate agent and see.

  I’m looking into it, and it looks like it will cost $6.5k per month for a 30 years $1M loan with 3% down. It’s ~$3k more expensive than rent and at best half of the monthly payment will go towards equity, am I missing something?

Isn’t 3k+ for rent a lot for 1 person? Are you sharing it or have a family with you? Unless you tell me you don’t plan to save for a house or a car or have one already in which case it makes sense
