Sell or Keep up-zoned house?

We own a house in Seattle. The lot just got upzoned recently and developers can build townhomes on my lot (you can walk to shops and etc in half a block from us).

One neighbor sold to a builder and the other wants to in 5 years. This isnโ€™t really our thing, we like single family. We donโ€™t really mind townhomes on one side but will when itโ€™s both sides of the property.

We really like our house. Great yard, mountain view, well maintained, etc. it will be very hard to find something equivalent at the price we paid.

Wondering what people think. Should I sell within the next year, or wait a 5ish years and hopefully cash out?

We bought recently enough that we will lose some $$ selling now. But I also dont want to be stuck with a house in a city in 5 yrs where no one wants to build and no one wants a house with townhomes nextdoor.
