I tried craigslist and all I got was too many realtors calling me stating they have a buyer ready to go. I am not sure why a single buyers won't call me directly in this market. My property is large 2200 sq feet, perfect schools in the Windemere area of San Ramon, CA Currently rented to a long-time tenant @4k/month (month to month lease). Good cash on cash return or raise the family but I get no calls ... what to do? I have also priced at 850K which is lower than the surrounding comps. Please don't recommend a realtor (bad past experience). I don't feel they do much. Any insight is appreciated. I am not in a hurry to sell.
How come you rent it out so high? I own a single family house, very nice, renovated in east bay, good school district, 2100 sq feet, valued at 1 million. I talked to propert management and they say it rents max $3500, out of which they chare %7 to manage it.
Thank you OP for standing up to good for nothing agents. The market is not very hot, and people generally don’t go to Craigslist to look for houses. Post on Zillow and Redfin, and ask your friends to circulate in their company’s social mailing lists. I am sure you will get better return while also benefiting the buyer.

Use Zillow or Redfin. Next time, try Googling "how to sell home by owner" before posting such an obvious question. This applies to all other questions in life, including nontrivial ones.

Did you ask friends for a realtor they can highly recommend, or interview different agents? Too often I hear about people having bad experiences with an agent, but THE AGENT WORKS FOR YOU! you can let them know you aren't happy with their performance, you can, at anytime before you're in escrow, change realtors. A professional with use their tools and expertise to best price your home, market the home, host opens houses, advise on improvements and staging, represent your best interest in any transaction, ensure that only QUALIFIED people are submitting offers. There is so much an agent can do for you. I'm a realtor in South Florida.
If seller is paying 6% to their agent, will you get to keep the 3%?
Noo Seller pays 3% to 2 agents , totaling 6% Buyers agent will not give a penny back as they need give cut to buyers (if deal is made that way)
