I start seeing price drop now in Palo Alto. This one sold for 400k under Redfin estimate.
https://www.redfin.com/CA/Palo-Alto/912-El-Cajon-Way-94303/home/1307453 $3M

But Sunnyvale is still going strong.
https://www.redfin.com/CA/Sunnyvale/948-Olympus-Ct-94087/home/1776079 $3.8M

I can't believe it but there will be a day where people on Blind complain they are priced out of Sunnyvale and have to move to Palo Alto instead.

    • People are literally having accidents in their pants about price drops in markets they’re not involved in. If you’re buying under 2 million the 3 million plus market has little correlation with your 1.5 million dollar starter home.

  • Insane Sunnyvale was one of the most ghetto south bay areas 20 years ago. Palo Alto has always been a prime jewel

Not anymore according to the sale data. Soon people will complain on Blind that they are priced out of Sunnyvale and have to move to Palo Alto.

I mean the type of people in Sunnyvale hasn’t changed much. They have money now, but still low class.

How do people have so much money? Even with our combined TC, we are planning to go 2.2 max.

    Tc - 775k

    • Your plan seems safe. 10k for living expenses is plenty. If the worst happens you can still rely on getting another job just at current base tc and you would still be safe. Your rsus would also provide a huge buffer

DTI needs to be less than 40%.

I think safety/risk is a personal preference. You should do what keeps you sleeping well at night.

Ppsf $100 higher in PA, and this is in a meh part of PA vs nice part of Sunnyvale. But I agree, the nice parts of RWC/San Carlos/MTV/Sunnyvale are booming

Yes, it's a bad zip code. Look at crime stats. Also, all those people live in 94301 so stop spreading misinfo and liking your own comments lol.

Whatever man. If you only blindly use the zip code and can't tell the difference between Palo Alto and East Palo Alto as two different cities then there is nothing I can do.
