My Compass realtor is a terrible agent. She and her manager are lazy, non hustlers and self proclaimed ethical agents!
My agent asked me to offer 1.9 for a house that appraised for 1.56. It was my wife’s and my intellect that we reduced to 1.775. This is also 200K above appraisal!
1. We have asked our agent to ask the seller to renegotiate. I don’t trust that she will ask. How do I validate if she will ask?
2 What are the repercussions of backing out? And how to back out?
3. How do I complain to her broker, Compass about this mess.

Who in their right mind would wanna trust the biggest purchase of their lives to themselves and them alone when they potentially never done it before?
1. yes no difference with the buyer but difference with the seller right? So consider 2 offers with same offer.. 1 offer the seller has to pay extra 2.5% to the buyers agent while the other does not have a buyers agent... which one will the seller pick? Its a simple math
2. "Biggest purchase in your life yadda2 yadda" sounds like a bullshit ads to boomers who do not know how to google and shit and research their own deals... Sure maybe first property but sure as hell buying next property is a waste of money with a buyers agent
But, I don’t think 200K is massively over paying. We put down 53K the next day itself to show our commitment.
We just want to renegotiate to 1.7M which is still 140K above appraisal price. I think it’s a decent deal.
Fuck the contingency — even my own realtor is speaking on the sellers behalf so at this point I don’t need to know that I can’t back off without losing the EMD.
