Thoughts on Bothell

Thinking about buying a house near downtown Bothell. It seems like a place in transition with all the new development/bars/restaurants/housing Now that Kirkland has gotten so expensive it makes me wonder if Bothell will absorb some of the eastside’s better better qualities and start to feel more upscale and less countryish. Looking at a house for 765k a half mile from downtown bothell. Do you think Bothell is a good investment overall? Do you think it will be less sleepy in downtown Bothell in 5-10 years? Who’s bullish/or not bullish on Bothell?!

I rent here now. It takes me less than 20 minutes downtown Bellevue outside of rush hour and 35-50 during rush hour. From north bothell for sure, but that place is in the sticks

I feel Bothell housing is the first one to go down in case of any recession and immigration related changes. Not so good schools. It is an important thing to consider if you have kids that soon start public schools.

Look at the assigned school ratings. House appreciation will depend alot on the schools.

Just bought a house in Bothell this week. Seems like a decent option both price and commute wise. Living in Seattle is painful for east side and living in Sammamish/Redmond is painful for Seattle. Kirkland is too expensive so Bothell it is 🤷‍♂️

Bothell is an old English word, more or less meaning house. The city of Bothell is named after the guy who bought the land back in 1885, who was named, you guessed it, Bothell

Bothell is great and I’ve been in the area for 20+ years. Northshore school district is among the top, if that is important to you. Right on the bus line if going downtown with the Bothell and Kenmore park & rides as options. Lots of older 70’s and 80’s era homes with decent sized lots if that is what you’re looking for. Also it has its fair share of new development with bigger homes on smaller, “low maintenance” lots. Good dining options in downtown, or east to woodinville. Can get to downtown Seattle or Bellevue fairly easily. Sales tax in woodinville is nice at only 7.7%. Handy that there’s a Costco right off 522 as well. tl:dr - Bothell is solid

Dont think Bothell location is prime enough. I would buy lesser luxury with the same price at Seattle or Bellevue. When recession comes, prime location is barely untouchable (20% dip the most. Bothell could get around 40% dip.

I haven’t really seen that happen. Usually it’s the fringes that take the biggest hit. People who can afford $1.5m houses are typically able to weather the recession a lot longer than bargain shoppers

I think Bothell will be the next place to the north to boom/balloon in value as Amazon’s presence expands rapidly in Bellevue in the next few years. As you mentioned, Kirkland is already super expensive, so people will go to the next least expensive places that are convenient (and Woodinville is already stupid expensive as well).
