Rental properties. We never sell our home when we move. Just rent and enjoy the prop 13 differential tax differential grow.

Bought first home for 650k, it’s worth 1.1m now and rents accordingly. Second home for 390k, worth 800k now and rents at that rate. Currently live in a 2.5m home (paid 1.6) that we could rent out today for $7k easily when we move out of it. Only owe about 1.2m across all three, so mostly paid off relative to their market value.

Buy a house in a convenient location and Airbnb the rooms. It's not as passive as traditional rental but it's fun.
