Hi Blind. Hope you are well and having a good week. I am thinking about buying a property in Southwest Florida since it looks like I may be able to work remotely permanently. I am probably going to buy a condo in the $250k-$300k range with 20% down. Could anyone who recently secured or is looking into a mortgage share what interest rate they were able to secure for a 30 year fixed mortgage? I am seeing a range of interest rates thru online searches from 2.25% (no name lenders), 2.875% (Bank of America), to 3.25% for other lenders. I am quite unfamiliar with the process and don't want to enter my information just yet on the lending sites and be contacted with spam or by a bunch of lenders. Thanks so much in advance - you all are the best!

    Here's the thing. Just because someone gives a 2.25% (AmeriSave), doesn't mean it's better than 2.75% (USBank). Because 2.75% has a 1.7k closing costs and 2.25% has a 4k closing costs.

      That was a stupid advice.
      1. 4K for 2.25% is a very good deal
      2. Closing costs may contain different payments from different lenders, some may ask for 3 months escrow, another for 12

      I think you really need to clarify what rate and at what cost for the discussion to be effective. Was this 2.5 at no loan or buy down fees? If so where please?

    • No buy Down on rate, most closing costs covered by seller. It was through a broker but they used United wholesale mortgage.

      looks like it's 2.99 30 yr no cost today. Also when I spoke to them a few days ago, they said they were only doing 40% LTV or something these days.
