That’s a good 200k off the standard price for such a house. Bagholders in late 2021 will wait a decade to break even as interest rates keep rising.

Even has a 7/10 K8 school nearby and 8/10 middle school.

That looks pretty normal for south Seattle. You can definitely save a lot of money per square foot by going there. But there’s a good reason for it

When people say Seattle area, do they usually mean greater Seattle which includes Bellevue, Bothell, Issaquah (basically the whole area around Seattle) etc? Sorry, new to this area.

This is a townhouse in questionable location with an uncomfortable layout and it still sold over asking. Not sure why you think this is 200k off standard price. Looks like it sold for a realistic price in this market.

There was a deadly shooting nearby recently. That area is not that safe.

Wow. This is devastating. I’m a late 2021 bagholder who is absolutely humiliated. I am going to ask the bank for a refund on my SFH in bothell so I can find a crappy townhouse in a crappy part of town…hopefully before I die from the shame of owning a house I want to live in.

As people are pointing out. Area is not great. Graham is a major street and pretty close to MLK. Still I don't know what houses go for in that area. A quick look at the recent sales in the area suggests that price is not unreasonable.
