i received several price cuts notification today for east bay. and several houses closed under asking price. is it starting?? #mortgage #housing

  • Observe prices of places like Stockton , Fresno etc they will start falling and then bay areas fall will happen a few months later . The drops are currently not that big , but clearly shows a stress in the market , but that would mean people will stop putting homes in market and artificially create a inventory shortage, which will lead to fear in those who want to buy. Overall rents are going to fall for sure, that will cause a stress on the current prices because there are many who have bought Investment homes at high prices and the will struggle to pay loans and then foreclosures will increase and then it will start the fall . So it’s a few things that has to happen and it will likely happen. Hold tight , we are in for a rough ride - however the only way this will be a big crash is when buyers in the market vanish

    I was considering buying a house here, now I'm considering buying a house in other metro areas. The delta in price is not worth it.

    It’s a misbelief people are in that wfh and hence they come to another low COL cities. NOPE, that will make a salary cut as salaries are based on your base location. You can’t expect to make Bay Area salaries with wfh from Kansas City.

      Doesn't matter if they adjust salary. Most of your TC is stock and there's no clawback on that. This leaves aside the fact that I'm Kansas City you could take a 50% pay cut and still have better cost of living.

    When prices are falling it's very difficult to get a loan, unless you can pay cash or at least 40% down.
