How do you feel about neighbor renting on airbnb?

I purchased a townhome, no HOA, but the sellers didn't disclose that there is a covenant (community rule) that says no short term rentals. I rented a spare room on airbnb to help with my mortgage. A neighbor (couple) seems very unhappy about it, they put an aggressive note on my door saying I shouldn't airbnb (then I learned about the covenant). Technically it's not illegal, because there is no HOA. What should I do in this case?

Edit: We only rent a spare room and still live in the house. We make sure our guests are vetted carefully, and no one has caused any noise so far (due to our location, people who rent our place tend to be older people), absolutely no party and quiet time after 10pm.

    You should not be airbnbing . It's a pain to see random people walking by your neighborhood. If I was your neighbor I would sue you directly without even notifying. By airbnbing you are encouraging bad elements and are decreasing neighborhood property values.

      Yes. When people are paying 3m dollars for a shack, you think it's for the beautiful unclean floors or some wooden doors? It's for the neighborhood and by airbnbing you are spoiling the neighborhood. Thus killing your neighbors property value!

    Such things are usually not disclosed as it puts the seller at a disadvantage. Rental restrictions and such covenants should be specifically asked about by the buyer while purchasing a condo/townhome.

      Might be state specific. But I don’t see how an owner can be obligated to follow any contract that they didn’t agree to. This isn’t a government law.

  • Very bizzare, as long as your AirBnB host isn’t being noisy it’s none of their business what happens in your home. You’re not a renter, it’s your home.
    If you didn’t sign onto this community rule, it’s not legally binding, btw, threats of lawsuits fly in our HOA all the time, but no one ever really sues. What would they sue for anyways?
