First time home owner here. Is it with getting home warranty coverage from companies like American Home Shield?
Just my two cents but American Home Shield has agreements with the worst contractors in your area. The Yelp page of the plumber who serviced my water heater is littered with one star ratings. These contractors have no incentive to do good work because they have a steady stream of work from home warranty companies.
Been researching this and would like to know too. Usually seller will pay for the first year though. Saw youtube video about bad experience with American Home Shield and lots of comments with similar experience.
Do not buy any of these. Waste of $$$$$$$. Give that money to poor and you will get better peace of mind.. in general do not pay for extended warranty from any 3rd party unless manufacturer ( appliances, home, electronics, etc)
Have had home warranty for many years.....some years it feels like a waste. Other times it has paid off handsomely. In terms of contractors, with mine, you can check out the repair person, once they give you a name and if you dont like them (based on reviews or whatever) ask for someone else. I do this anyway, when they give me someone who isnt available till 3 weeks out.......(note there is still a fee for service calls so if you know something is minor and know a handyman, they are sometimes a better option.)

Fidelity National Home Warranty (though warning, getting them on the phone in the last year has been a nightmare. Recently, they have improved their site where a lot of things can be done online....)

You’ll want it for the first year. All kinds of stuff breaks down when you first move in. I’ve used it to fix my garage door, two plumbing issues, hot water heater, HVAC tune ups, and multiple refrigerator repairs. Probably saved me $5k at least. Seller usually pays $550 for this, and you can pick whatever insurance provider you want. Home owners generally don’t maintain anything. So be prepared to fix a lot of problems when you move in. And yes, some of the tech they use are not very good.
What home warranty company do you have?
First American for my primary home. Old republic for my 2nd house. First American has been great actually. My only negative was the appliance repairs. They sent some doofus out who fixed one part and broke one of the fine evaporator coil lines and created another problem. I had to have them come out again and they had to order an entirely new compressor which ended up taking months, so I asked for a cash payout for the repairs, which was like $800 that I used to buy a new fridge. Everyone else they sent out was amazing. Just be careful with “A GO home appliance” if you’re in the Bay Area. They suck!!!
