Zoning law and Bay Area housing price

Governor Gavin Newsom has signed SB9, making duplexes legal on any lot zoned for one house statewide.

Does this mean we can build denser housing rather than single family only in some zones - increasing the housing supply and decreasing the housing price?

    Not exactly opposed to this (well not really, I wouldn’t want it on my block #nimby4life), but up to 4 units built on a single 6k sq/ft lot better sure as fuck require parking on those 4 units.

    If we learned anything from the jackass developers and the city council that blindly gave them keys to the city in Seattle is nobody wants a monolith 3 story multi-unit built that has no provided parking, and the surface street becomes unusable with cars parked all over the street.

    Also more units = more sewage capacity that needs to be built. If capacity doesn’t exist, you’ll have an expensive problem that will require all new housing to pay expensive swear capacity charges per unit to pay for the infra.

    More units also increases traffic and noise.

    I mean it’s no wonder people are hopeless NIMBYs. Developers traditionally just fuck up existing communities and create more problems than they solve. That’s the real truth of the matter.

    But done correctly with proper urban planning and public transportation and infra investments, we can bring higher density developments to communities. Unfortunately that’s almost always been the exception rather than the rule.

      If by “them”, you must mean flippers just taking a quiet residential street and quadrupling it with zero consideration of the actual suburban impact then fuckin’ A we don’t want “them”.

      Build real high density housing where it matters, which is in the urban/suburban commercial interface. Everyone knows this.
