Inventory is very low. Year over year avg sale price went up crazy. With this data I only think spring is going to get worse

Who is in market to buy? What is your strategy to win bid?

SCC - Santa Clara County. I don’t have data for other counties

Fuck all of that. Who would ever want to live there, don’t get how that’s worth it. MCOL is where it’s at

  • My game plan is to make as much money as I can in the Bay Area and pay as little rent as possible and then move to a lcol area to buy a house and settle.

Yes, the question is will the prices crash in Bay Area. By crash I mean 30%

As covid lockdowns end and people go back to office, how many years till remote employees see onsite employees growing faster and FOMO kicks in?
As people move back, cities will keep growing but rural areas may see isolated crashes.

30% lol. Hasn't happened in decades but sure suppose we could get an alien invasion? Wfh obviously won't be a thing for the majority once offices are open and not even an earthquake would slow the bay(it would actually make it better)

I wish there were some info on how many of the buyers are first time buyers....stock appreciation in this region has made many of folks to buy multiple properties, entering in bidding war zone and indeed, enjoying that and being proud that they can bit others, because , the money has come out of sudden stock price appreciation, that they have literally have limited participation making that

Many of other folks who could afford buying small properties, now simply cannot....they didn't have stock...they also have lower income

Buying power is defined based on gross income not rsu and etc....those buying for 4-5M are having huge chunk of money for down payment....

I don't think it will go well in this region...
