Best interest rates? $1.35M sale price; 500K+ in liquid cash

Our offer just got accepted and we under contract for a home in Kirkland,WA. Offer price is 1.35M, we have 2.625% for a 30 year fixed mortgage with Wells Fargo if we are able to transfer 500K in assets which we are able to(this will include the 20% downpayment). After this, we will have ~100K in liquid.
This is the best rate we have so far, can we do better? What do our options look like? Please feel free to suggest lenders, loan plans etc.
Total household compensation $400K

Else stick with the 30 year. 2.625 is a great rate, not sure if it will be this low in 10 years.
In the same area as you, I got 2.75 30 year with credit to offset almost all closing costs.
