If you had to buy a townhouse/sfh this year - would you go for San Ramon or Sunnyvale?

Since COVID lots folks moved/bought in Contra Costa county, so house appreciation was like 80% in 2 years.

Santa Clara county house appreciation was like 20%

It seems if there is a correction and once offices open - Contra Costa might drop?

    Sunnyvale has not appreciated much and is a killer deal now compared to San Ramon. Of course the folks that already bought in SR are sitting on some monster gains. But the commute is a nightmare. Only buy in SR if you can go full remote

    Sunnyvale. Specifically 94087 with good Cupertino schools.
    If RTO happens at some point down the line, commute from San Ramon and East bay can be terrible.

      Sunnyvale goes up in lock step with Mountain View, Cupertino, Los Altos, Palo Alto, etc. So if it were going to go up 50%, that’s a lot of other real estate to push higher too.

      Yes that is like saying San Ramon is pricier than Tracy hills or mountain house. You pay for the better location. In real estate location is everything. If you are ok with 1.5 hour commute you can always go to 2.5 hours commute since you are wfh anyway.

    San Ramon is a great place to live. It is new and modern and has huge homes. Sunnyvale is a bit meh

      Yes. Commute is serious. But There’s like 4 shuttle routes and multiple pickups times for apple alone. Precovid every apple shuttle bus was full. Same with google. Line starts forming a block long to get onto the bus in Pleasanton. Thousands of FAANG techies live out there.

      Shuttle buses sort of make commute less of a hassle. My day started when I logged in from the shuttle.

      You get used to it. Anyways proximity to work seems less of a issue with with more WFH days per week being the norm even after RTO.

      I don’t think commute will be an issue post pandemic. You can probably get away commuting twice a week

    did you had to do 1.5 hour commute before COVID?

    I used to do Oakland - Sunnyvale commute for 4 years before COVID. Once COVID hit it was a blessing. Now I think I can’t stand commute anymore and want move to Sunnyvale

      Safer neighborhood and no need to worry about break-ins or house theft while away from home. Also, since city makes so much money from the taxes, I expect higher standard of maintenance and other services.

    There is no comparison. For same cost, you will get much older and smaller house, crappy schools etc in Sunnyvale.
