We are looking to invest in Atlanta. Based on my research, Alpharetta, Johns Creek and Cumming are upcoming areas.

Primarily interested in Townhome/Single Family Homes which has high rentability index.

Looking for suggestions on neighborhood with good rent index and also realtor referrals.

  • The ship is sailing fast on Atlanta. I wish you luck in finding someone willing to reveal the secrets of the area. Most RE investors I know keep information like that to themselves.

    • Redfin estimates are not accurate. People who are successful in RE investing understand the housing market better than what Redfin or Zillow shows

      They understand up and coming neighborhoods. The understand true values of homes (not online estimates) . They understand the rental market for the area , schools in the area, new developments in the area, etc.

      The information is out there but using surface level data (like Redfin, Zillow) isn’t going to make you a successful RE investor. Their estimates aren’t really accurate . And they can’t point you to up an coming neighborhoods

    I think west Atlanta or Smyrna have more potentials than the areas you mentioned. Alpharetta, johns creek, and Cummings are all already pretty established suburbs.

    Alpharetta/John's Creek are NOT "upcoming" areas. Cumming is a better area

    I live in Atlanta and can attest that the market is hot. The areas you mentioned are well established already.

    If you want less risk that it will grow, look for something that is “In the Perimeter” (within 285). There are nice neighborhoods with pockets that aren’t so great and will gentrify with time. I.E., north Decatur by Tucker, parts of Brookhaven and Doraville area. Also, Smyrna and New Vinings are other grow areas too
