Any firm who brags about returns carries a risk proportional to degree of unconditionally returns they bragging.
reit risky etfs pay like 10% dividends. This should be twice as risky
You should check for complaints against NRIA on better business bureau. I have researched them thoroughly and realized that they change name every few years with same owners. I would let you do the rest.

If they are a true syndicator, the 15%IRR is achieveable through leverage. That being said, I can't speak for this firm and this field is flooded with scammers and newbie deal sponsors. I've invested in multifamily properties for the past 10 years, and have invested in 2 syndications last year. The only syndicator I recommend is Praxis Capital: https://praxcap.com/ They require a minimum of $50k for new investors ($100k thereafter), target around 15% IRR on a 3-5yr hold. That IRR includes gain after selling from forced appreciation; the avg annual cash return before sale is probably 6% (2% in yr1 and growing to ~8% in later years). It's an illiquid investment (hence higher return); they usually plan to sell and return your principal within 3-5 years, but it can go up to 10 years. Praxis Capital is the most professional sponsor/operator I've seen. Their founder/CEO is a regular contributor on BiggerPockets articles/forums (https://www.biggerpockets.com/blog/contributors/brianburke), and you can tell he knows the domain and math behind real estate investments. To invest with them, you need to request a call with them through their website first.
