i have been reading materials about rental properties as investment. some people seem to hold only a few such properties. if it is so great, why not keep buying and manage say 50 properties? 2nd question is what is a good book or learning materials where i can learn about real estate investment ?
Some folks just keep a few to diversify, the rest of us continue to buy as much as possible. 100+ should be the goal.

The more the properties, the more maintenance. There is no single formula. You need to know what you are comfortable with.
