Should I change my agent after 5 months for not giving me rebate

I have been looking for a house in Dallas area (budget 350k) for 5 months now but yesterday I got to know that agents give around 50% rebate on their commission. After talking to my agent, he denied saying that his company cuts 40% commission so he will make nothing. He is nice and always available but do not give any direction. I have to rely on my research and comps he sends. Should I change my agent? 50% rebate would be 4-5k.

    It's true, agents don't get the whole 100% if they're part of a brokerage they don't own.

    Tell him to find a better brokerage to get more comission for himself, or ask him to ask his broker to make an exception and give you the cut before them getting their cuts.

    Probably easier to simply find someone else. Might piss your agent for him getting nothing after doing the work, but such is the cost of doing business and is life.

      What would he do in your shoes if he were to find out a 5k discount may be somewhat of a market norm now? (Are you sure it's actually the situation in Dallas, too? Usually it's only common at places like Seattle or SF Bay where prices are ridiculous.)

      I suggest you don't buy into the emotional manipulation that his brokerage cut is set in stone. They don't do even do anything. Divert his anger towards his brokerage overlord!

      But also keep in mind that good agents are hard to find, and may charge a premium, but might still be worth it their price in gold. Doesn't seem like your agent is that good if he's giving such big or a cut to his brokerage? Dunno.

    What’s the standard commission in Dallas area? In Bay Area it was 5% for us last year, both the one we bought and the one we sold.

      Meta, in my county, the seller pays agent’s fees. When I say buy and sell side I’m talking about the transaction when we were the buyer, and the other one when we were the seller.
