Northern NJ vs Westchester real estate & rentals?

Moving to a NYC surburb next year with a family (child in elementary school). I've looked into several areas, all of which have great school districts, so I'll likely make a determination based on availability of rentals and the cost of real state (a couple years from now).
The Northern NJ areas I'm interested in are Tenafly, Maplewood, and Millburn. The WC areas I'm interested in are Rye, Bronxville, and Pelham. Is the Northern NJ locations generally cheaper than WC? That seems to be the case based on Zillow, but I'd like to hear from someone who has more insight into these areas.
