I went to a smaller bank here in Texas (Southstar Bank) and got 3.25% on a 15 year fixed.

Zillow.com/mortgage-rates I've found it to have the best rates/fees, especially for refinance. Re-fi'd those with different lenders from there. Went for 4% to 3.25% on 30-yr fixed by going so (last re-fi was over a year ago. You're unlikely to get 3.25 right now)
Agreed. Ended up with a 3.35 2018 jan timeframes with zillow company.
