San Jose - Urban Oaks At Pulte - Santa Teresa

First time buyer planning to buy a townhouse for 980k - 3b/3.5b at Pulte homes at Urban Oaks. New development. Putting 10% down.

Nearby - Costco, WD HQ, Equinix data center, shops, cafe, etc.

Questions
1. is this place worth this price? Any comparisons nearby?
2. How safe is Santa Teresa area? There is SJPD training center nearby but not sure how much safety that ensures.
3. Would love if someone has some pointers about UrbanOaks by Pulte.
3. Any tips for first time buyer ?
4. Commute will be tough I understand since it's going to be atleast 15+ miles for bay area companies.

Combined TC - 350k

    Why aren’t you considering a SFH in the 1.2-1.4M range considering your combined TC is 450k?

      I see. New townhomes are overpriced (also lumber prices have shot up a lot since pandemic). Plus you pay HOA. Plus, townhomes don’t appreciate as much as SFH. Plus no backyard & you cannot do any modifications to the home.

      I’d say buying a 1-1.2M SFH won’t stretch your EMI as much as you think it will (and you save the HOA money). I’d say think about it.

      Does sound good, what you saying, @zoox.
      SFH are kind of smaller in size and also lenders are not open to give more than 90k given our restriction on the 10% down. Can't go into the bidding madness since don't have such money.

    Costco is at walking distance, there are apartments coming up for rental purposes. A mile to caltrain station. You will be fine if you buy this townhome.

    Seriously consider buying single family home. I was looking in the same area for a townhouse at 4.25% interest rates in 2018. The prices were in 900s in 2018 as well. Plus 400$ HOA. Compare your monthly payment for both townhomes and single family homes and then decide.
    I believe there isn't much competition for condos in this hot market so you may not have to overpay a lot from listing price to buy. But in the long run SFH appreciates a lot more than a condo.

    I used to live in that area and almost purchased in that community. But instead I opted for a cheaper SFH closer to DTSJ that has now appreciated well beyond that UrbanOaks community. Save money and buy a SFH
