I’m looking for inputs on rental lease in WA Bellevue area. I’m entering a new 1-year lease term and also actively looking for home to purchase. A shorter lease term or month-to-month is not entertained by this landlord. In the event I end up finding a home and having to break the lease as a result, what would be penalties? Would I be liable to pay the reminder of the lease term? Or a fixed 2-month penalty that applies? I anticipate to be able to provide a 2 month notice - about the time i sign a purchase contract to closing. Can folks familiar with the WA King county rental laws please advise? Thank you.
If landlord isn’t interested in a month to month then GTFO. You definitely have the upper hand here. Unless your renewal contract allows for a termination fee, you’ll be liable for the full duration of the lease.
It actually depends on what's in the lease. Generally larger apartment complex tend to be the most flexable but it is more expensive month to month

Thanks for the comments. I’m given what appears to be a form standard in WA state - Form 68 for rental purposes (searching “form 68 rental” online shows the form). This form does NOT have a rent-responsible clause, which stipulates rental payment until landlord finds a replacement, or a buy-out clause, which stipulates fee for breaking lease. So it’s unclear what happens when I end up breaking the lease due to a home purchase. The landlord mentions in the email that I only have to pay rent until a replacement is found - that is rent-responsible clause is implicit. This leaves with couple of questions: 1) folks experienced in rental/landlord business in Bellevue, WA area - can you please comment on the legality of this? 2) how many months does it take to find a replacement rental for a single family home in the Bellevue area - typical times and worst case (such as a move out in Dec or Jan)? Appreciate the insights and the help.
