Have a higher emergency fund if youâre on H-1B
Buy within your means and maintain a buffer of atleast 12 months payments on CDs
so down payment + 12 months worth of mortgage/insurance/tax payments in CDs. the opportunity cost of that is very high. I donât think thatâs worth it tbh.

Your entire premise is wrong here. If you are on eb2/3 - youâll likely be on visa forever and rent. Itâs about buying within your resources and as with any investment, real estate also comes with a bit of risk. Having a emergency stash to pay for mortgage helps and worse case you can figure out other options.
