I think if you dont have an agent, the seller agent has to dual represent both sides (bad idea) or assign another agent in his office to represent you. But why not have an agent? You arent going to get a better price (unless maybe the seller also has no agent.). An agent can help you evaluate property and negotiating strategy.

Actually this isnt completely true. I was told by an agent that if the seller receives a full money offer for a property they list on the MLS with NO contingencies and turns it down and doesnt accept another alternate offer, the buyers agent can come after them for their lost commission. And in theory the sellers agent could as well.
