Title says it all. If buy, which one is good for about 8-10 devices streaming? ATT/Comcast compatible. 3700 sq ft home in Atlanta. 2 floors. Pros/Cons for each.
Buy. I am using Netgear C6300 with Comcast in 3000 sft house. At least 25 devices connected to it all the time. No issues.
Breakeven point has been like 12 months in my experience if buy a decent modem.
Own your own modem.
Renting a modem can work fine but the economics of it are bad for you. The router portion of modem router combos is trash and should be avoided at all costs. They should pay you to use that junk, especially the Comcast "we'll give your neighbors wifi with no way to turn it off" feature.

Buying is good until your modem goes out and you get zero support from the ISP. I spent a weeks of frustration with Comcast trying to get my own modem working, and eventually had to buy another which killed all ROI. I will always rent going forward. My time is worth more than the 5-6 bucks a month. I do still use my own Wi-Fi router.

I suggest netgear modem with eero WiFi
