Can a landlord increase rent in between lease period

So for background one of my roommate is leaving the apartment we have a September to August lease, and we have a replacement in place for him. So the landlord had to create a new lease for the new person and he decided to increase the rent by $200 in January and I was wondering if that is legal or allowed?

Nope I don't think he can just for adding someone to your lease/replacing someone. He cant increase the rent unless it was explicitly stated in the first/original lease that you signed.

Yeah but why a new lease? It's not like they broke the first lease. They just replaced someone in the old lease.

I say that is illegal, but landlord is slimy, they are using a new tenant as an excuse to make more money.

If he is adding new people then original lease is void In that case everything becomes negotiable as long as it is within reason

Depends on the lease and how the new person change is structured. If the new person is being added as a subleaser, and the original lease allowed, original lease stands. If the original lease days no subleasers, and the original lease is being ended early by mutual consent, then a new lease can do whatever.

I would have asked for a lease addendum, not a brand new lease.
