Main level has 2 bedrooms : 1700sft Basement has 1 bed room with rec room Cost to complete 850sft basement from builder: 28k 2 people, planning for kids in 5 years, no pets.
Easier to do now before kids live in the house
Construction prices are high now

Get it done later. You dont save anything by doing it now. Possible your plans change in 5 years. Do it 2-3 months bfore you need it actually. Plans can change, requirements can change. Never build anything bfore it is needed
Do it now if it's in your budget, that way, even if you sell/move/plans change, you reap more benefit than the 28 you're putting in.

Yeah.....multiply out your sales price per sqft. Even at a shit dismal lowball of 100/sqft you're looking at 85k. Builder finishes are basic, but way worth doing now, plus they're usually on the hook for the first year or so to do any repairs.
After kids you will 0 time for basement finishing. Also free cash flow will likely go to child care, saving for college, and a babysitter so you can go out like you used to.
If you’re going to do anything before selling your home, best to do it sooner and get to enjoy it yourself.
