Eastside is great, Bellevue is an excellent place to live!

      Why disagree then?
Medina/ClydeHill/BridalTrails aren’t affordable anymore. 98033 is the only place in the middle of top employers where some good <1M options still appear sometimes.

A handful of expensive neighborhoods does not represent all of Bellevue. Renton is less expensive as well but similar to Kirkland struggles with zoning and government issues. Kirkland will probably be fine but I don't think it is likely to be able to ever attract the education, business, and opportunity as Bellevue unfortunately. Definately giving you a hard time and again admire the hustle for your neighborhood but think other areas are better located. This is of course just one guys opinion and I could absolutely be totally wrong!

Watch out for the power lines on 124th St. That’s why properties are cheaper around that street.
Also, for the cemetery on 80th.

I live in a cheaper Bellevue neighborhood (Lake Hills) and wish I had a place in Kirkland. Proximity to G, FB, MS and Seattle via 520 is so tempting.

Kirkland 98033 is the hottest spot right now.

Budget alone doesn’t help. What other requirements do you have? Just Seattle or open to ‘burbs? Where will you be commuting to? How much commute is acceptable to you?

Issaquah Sammamish are out of OP’s budget and will be bad commute to Kirkland. For OP’s budget and commute, Bothell + Mill Creek will be the best options, followed by smaller older houses in Kirkland. Personally I think Bothell + MC have much nicer areas and better communities than Kirkland for OP’s budget

Don’t buy anywhere north of Totem lake, east of lake Sammamish or south of I-90 freeway (except Mercer island): you’ll hate the commute.

Kirkland is the top choice, you should be able to afford.

It’s right in the middle of G, FB (Oculus and the future norther Bellevue campus) and MS HQ.
10 mins to Bellevue downtown, up to 30 mins to SLU in a rush hour. Best restaurants, Costco, WholeFoods, TraderJoes, etc. are 5-10 mins away.
