It definately is in my book, I like being able to do whatever I want to my houses and not being told by anyone what I cannot do. Just my opinion of course.

I don’t particularly like being told what to do either, but it serves its purpose and I know what I signed up for.

And that likely works for CA/WA. However there are parts of the country and especially many downtown areas where SFD are not an option.

I especially love condos in estate sale situations because beneficiaries love to ditch anything with a recurring fee at below market rates.

In any case, everyone has their own winning strategy

This is highly subjective. I have a flat in the city with a ridiculous HOA but I won't be climbing the side of the building trying to keep my windows clean or the elevators working or the concierge fed or the garage door closed or a thousand other reasons that makes that place awesome.

HOAs are the scum of the housing industry.
No one ever knows why the fuck they cost you so many hundreds of $$$ every month. More than often they are full of political shitshows and drama.

They are legally obligated to produce financial statements that explain how every dollar was spent. You are not legally obligated to read it.

You find many people that hate HOAs because they’ve been told to. I’ve had several over the years and currently have 6 HOAs. I freaking luv ‘em

$30/month and they care for the front lawn. Or if you are in the Bay Area, $600/month for jack fucking shit.

So what exactly is the high HoA money used for? I regularly see 500+ as HoA. Is it for external building repairs, roof repairs, window cleaning, gutters, what?

Not unusual in a building with a doorman or with great amenities (pool, sauna, gym etc).

You can ask for the (audited) financials of any condo that’s on sale. In many states this is required to be audited.

Not to beat this HOA point to death, but I wouldn’t recommend buying a SFD as a vacation home/non-primary residence.

To be clear, a vacation “home”, not a vacation “rental”
