Any one have any idea on how is the area near milpitas mountains. Schools look good William brunette. We are considering looking at housing there
Milpitas is the armpit of the bay area. Dumpster right beside it smells
Not true! Few parts of Milpitas are good. Close to 680N , the schools are good too.
Most of the Milpitas had factories and commercial properties before few decades.... Lots of factories waste and chemicals were dumped in the ground... If you choose to buy the house in Milpitas, don't even think about growing vegetable plants or fruit trees... Also throw away fruits or veggies if the property already have the trees and plants...it's better to be safe than have cancer after few years... since dumpster is close by, you might not smell the bad air but air quality is not good in the area as most of the time we have wind blowing from North West to South East direction in bay area... So most of the time in a year, wind comes directly on top of the dumping ground towards Milpitas area..
Look little south.. don't buy in Milpitas.. Cambrian, Almadan and Evergreen area is good.. these three areas have much better and diverse students in schools and around you in your neighborhood..
You mean more east
They are south of Milpitas...Not east... We have mountains in East direction..
1) Smells awful. Open dump that makes Milpitas smell like rotten garbage whenever the wind picks up 2) It gets hot as balls when the mercury rises. 3) 237/880 can be a mess during commute hours, but that’s less of an issue. That said prices are attractive and you get more value for $$. I know people who love it there.
Where do ur friends live? Near great mall or mountains?
Greatmall and Mountains are just 4 to 7 miles away.. if smell is near greatmall, air quality will surely be bad close to mountains as well.. worry more about air quality.. smell is just a side effect of bad air quality..
I don’t think it smells near the mountains. That’s why I m considering it and the area looks beautiful as well.

This is sad. You earn a lot being in the tech industry but have a low quality of life. You are trying to justify living in a toxic area. Prioritize your life. If you can’t afford a good area then move out of the valley
Any one who lives there please let me know how is the commute and all. I prefer that area over new construction thoughts?
Haha.. I see confirmation bias in your comments.. let me help you with that. "Area is awesome.. go for it.."
Getting priced out every where :)
Takes about 40 minutes in the worst traffic to get to MTV. Palo Alto is maybe 50 minutes, RWC is more like 70 minutes. Smell rises in the summer but only in certain areas (north Milpitas). Schools are pretty good when compared to the rest of the bay- Milpitas produces numerous Ivy League bound students and at least 20-30 UC Berkeley students each year. Also retains the small town feel that other cities have lost over the years. Little to no crime, mountains look great after rain. We also have fruit trees that produce great fruit, so not sure what the toxic waste guy is talking about.
It's a nice area in general, lots of new construction, lots of Asian and Indian buyers, and ok schools. It has one big problem though, traffic. Milpitas is an intersection of three highways, and home to the one of the biggest malls in the state. you get heavy traffic 7 days a week. As alternatives I would consider North San Jose (Montague-tasman) and rivermark (technically in Santa Clara), both are a few blocks from Milpitas.
Thank you all for the feedback
I took a pit stop in Milpitas couple of days ago for dinner. It was a windy night, and the smell from dumpster was horrible 😷
Area’s fine.
Did you live there
I did
