Going through the process now, loan rate just ok, debating where to go. It's a paperwork nightmare because they keep demanding more documents. I have rsu and rental property and other stuff.

Loan closing is about the fastest in any lender out there.
Oh, also loans that includes rsu as onco.e have higher rate.
Tried them and they weren't competitive plus they were terribly unorganized. I'd pass.
The main thing is the lack of PMI, if you're planning to do 20% down I wouldn't bother. But if you want to do a smaller down payment, the higher rates are somewhat balanced out by the lack of PMI.
Don’t agree I can find lenders that have better rates at 0% 5% and 20% with LPMI
Agreed though, our PL and SLR rates are killer but our mortgage rates are kinda shit.

Applied, rates weren't competitive and they wanted me to do crazy things like take out a personal loan and pay it back immediately. Still getting spammed by their super aggressive sales teams. Disappointed to say the least.

Costco is great, other brokers who can shop for you, and the big banks (only if you have a large relationship with them) such as Schwab, Wells, Chase etc.
