Almost 90% of the folks in my community close to Jordan ranch commute to either South Bay or SF. Agree with OP wit respect to homes in San Jose.

New construction is indeed an entirely different thing. We live in Dublin but not in Jordan Ranch. We recently bought a house here and everything's great except commutes. A ton of restaurants, cuisines and friendly, calm communities everywhere. So far I'm riding fine but I'll move out to another state and sell this stuff the day I'm really tired.

How much your home is going to appreciate is not everything to consider when buying a home. People have families and need good schools and safe neighborhoods to live. These new constructions are awesome and reasonable priced. Sure, if I could afford it I would buy a house in PA or Los Gatos.. if you plan to stay 5 to 10 years on the place, not sure it matters so much how much it will appreciate. Besides, there are tens of thousands of people pouring into Bay Area every year. This shit ain’t gonna get cheaper. Prices will keep hiking, even further from Bay Area. There’s only so many houses. Still, I prefer the better life quality and the piece of mind that my kids will go to an excellent school and they are in a safe place when I’m not home.

Problem with Dublin is incompetence in trustees serving Dublin school board. Except one, all the others don’t give a rip to the community or parents.
@OP I looked at a Plan 2 there a while back. They were pretty firm on price. Were you able to negotiate? Where did they budge and what did you get? Congrats on the new home!
They are firm on the price but sometimes they reduce if they have a house left from a phase that is completed. Got a plan 1 with a bunch of upgrades and reduced for 20k. Also their lender gives 10k towards closing costs and are willing to negotiate a sweet deal if you are talking to other lenders
Nextdoor has reasonable info. I’m in San Ramon myself. Like it much better than the chicken coops in the South Bay and throwing up gang signs to the hood homies. Schools are great where I’m at. You get used to the shuttle life pretty quick. The hard part is fitting in gym time. I basically just work out twice a week on the weekends near my home. Need to work at a campus with an on-site gym.
Sanramon is much better than Dublin.

Especially the fact that schools are over crowded in Dublin and there is only one high school now. Second, I like the landscape better. Just that east side of Dublin is little crowded. Try taking a drive along windmere.
