What's the best place to buy a home (under 1.6 m) and live for about 10 years. Considering the locality, cost, safety and good atmosphere for kids.

Fuck buying here dude, Jesus Christ. 400k for a 30 percent down payment on 1.5 is a massive house in other states.

You cannot get a decent 3br SFH in Sunnyvale for less than ~2m. You can get a townhome or a fixer upper for your price point

Also don’t forget you need to bid at least 200k above list price

Not in great neighborhoods with good schools. If you don’t have kids or can manage with private schools then u are ok

The real answer is... Wherever you can actually close a transaction with a shitty house you can live with. Depending on kids, school zone is a huge factor. Sunnyvale is generally good, but you'll pay a significant premium for good schools.

You cannot get a house in a safe area in Sunnyvale with that money. Neither in Santa Clara with Cupertino schools. But you can in a good Santa Clara neighborhood with decent schools.

Check area around Sutter/Millikin elementary. Between Homestead and Prunridge and Lawrence and San Tomas.
