As the title says, has anyone here ever bought or built a ICF house? Supposed to be way better at durability and arguably more efficient… TC: 400K
Concrete metal or wooden they all can be made earthquake tolerant by adding shock management in foundation. ICF is much stronger and very energy-efficient. However all connections, entry exits and windows must be planned well in advance otherwise pita to drill thru 8 to 14" of concrete. Other alternative is to seal correctly and use spray foam, in foundation walls and roof for air tight envelope.

If you want a concrete house just use concrete block. They are just the big concrete bricks. It’s tried and tested. Probably very similar to this. To benefit from new tech you need to be building track homes at scale. This just looks like such a headache as most contractors will have more experience with wood or block. They will get stuck and make mistakes with this. Architect will make loads of design mistakes too. Hard to find subcontractors etc…
As someone with 11 years experience in the industry I would build my own house from Brick and concrete block. Wood can be cheaper but you get termites,and there’s no sound proofness floor to floor
You might w as btbto get an architect and subcontractor who knows and deals with ICF, which now a days many do
ICF blocks can be purchased at HD or vendors deliver to your Plot. They are laid out and a contractor puts rears in the ICF slots and then pours concrete. The build comes out much more quicker and saves labor costs and gives an extremely good air tight seal.
