I’m a realtor and investor. If it will be your primary home and you can afford, 15 year loan is better. If it’s investment, 30 year loan is better; as you can get better cash flow and tax deduction

From the law, You can cancel loan even 3 days after closing. So yes, but in practice, it’s better giving 2 weeks to underwrite again before closing
Looks like a flip or renovated .. built in 1966.. so check the structure and mechanical aspect of the house
That back patio roof is flat with no gutters, probably has water damage and leaks. Kitchen cabinets are old and nasty. Look for caulking in bathrooms, if none, look for mold. Bring a water meter and check the floors. Schools are not bad.

Those kitchen counters look very 80s or early 90s. The kitchen and bathroom cabinets look dated and from a similar era. Plus that linoleum in the kitchen… I would plan on remodeling the kitchen & bathrooms. However, it’s the wood burning fireplace that caught my attention. You can’t do a remodel in any of the nine Bay Area counties that touches a wood burning fireplace without removing it or changing it to a gas fireplace. So, that part of the house hasn’t been touched in decades. I’m too lazy to go look again, but does it have radiant heating, which was common for slab houses of that era? If it wasn’t upgraded or replaced, that would be an issue.
