$22k for engineered hardwood flooring

Hi, need some advice. Context - we are buying a new construction house. Currently is supposed to have hardwood (engineered/high quality laminate, so not real hardwood) on the main floor and carpet on the stairs and all thru the top floor. We were quoted $22k to convert all that carpet to hardwood to match the main floor, just doing the stairwell alone was 6k (within the 22k). Is this a fair quote? Seems fair. Need location sqt and type of hwd. FWIW hardwood floor stairs can be hazardous if you have little kids are aren’t a ninja.

Most engineered hw is 3-6$ per square ft (so 6k-12k) just for the planks, then you have underlayment, edges for stairs etc. 14k for a decent sized floor and 6k for stairs seems reasonable to me. Does it include matching floor trim and quarter round? If so then you are getting a good deal. If not, prob just paying a Seattle premium.
