I just wanted to say that even amid that crazy housing market right now, there are still miracles. I just got into a house for 550k in a HCOL/MCOL area on the east coast and our appraisal just came in at 660k with other comps in the area at 700k.
Rule of life, your house/stock appreciation is not considered yours until you sell it. I had one stock growth 200% , I kept of another 1 year and at the end I sold it on 10% profit.. I was celebrating 200% profit for years but at the end it was 10% profit… I think you got my point..

It’s no Bay Area or NYC but where I live most homes are going for 700k starting. Just around the corner a townhome is going for 1.2 mill
