What are some of the helpful tools you use to manage rental property units? Like for simple books keeping, scheduling, screening, or even AI. Has anyone used AppFolio?

Honestly you might be better off paying an agent to find the tenant but doing the prop mgmt yourself.
An old fashioned rolodex. They save you big bucks just calling many people up for job quotes. And if you are married, split the properties between partners, and don't meddle in the other person's decisions. Get familiarized with eviction procedures and pay or quit notice. Enforce lease like Gestapo, any negotiation requires rewriting of lease.
AppFolio is a great option and awesome customer service; I did chat with Yardi, but was no impressed.
