Was interested in hill country views so explored Travisso and Crystal Falls. Only access road to get into both neighborhoods is 1431. Extremely congested and you have trucks taking hilly turns at 50mph. It’s amazing to see prebuilt homes going for $1.5M. Custom homes going for north of $2M due to incremental cost to pour numerous feet of concrete to level the foundation on hilly terrain. These neighborhoods are 45min from downtown and 40 miles to the airport. This doesn’t even bring in the 6% fixed 30-year interest rates. Even older homes (like 1990 builds) in neighborhoods closer to the city like Great Hills and Northwest Hills are going for 7 digits. Considering the weather/allergies paired with the lack of infrastructure for the increased traffic and winters (see: 2021 winter storm disaster), it feels hard to justify such high prices paired with high interest rates. #austin #housing #mortgage

Yeah 1431 can get pretty congested. Is view of the hills a priority for you? There are a couple of options (some with views of a Bluff, or a far-off sunset view on the hills) that you may have. Of course, nothing compared to Travisso but there are some options.
I wanted a house with hilly views as well. Initially travisso sounded amazing, until I drove there. Decided we wanted to be closer to the city so our search was northwest hills and great hills. Settled on great hills because of the schools and price/value. One other area to consider is river place, jester, or Long canyon but it's also a bit isolated. However closer to the city.
