Have you invested in Fundrise?
How safe is your investment through fundrise? I know real estate comes with its risk, but as a vehicle is fundrise safe?
It’s lot less volatile than regular REITs. The initial lock down period was 3 years which is changing now. If you’ve to liquidate your assets early, you may pay 1-3% in fees. But Fundrise is updating this, so make sure to read their website for updates.
Currently they are focusing on SFH and apartment complexes.
Nope, not liquid enough for returns that are comparable to the stock market and worse than crypto
But it could be a good diversification? Op is there any data of how this would perform wih a market crash?
Altho I can just buy a REIT etf
So the stock market returned some 40% this past year and I'm gonna invest in something that returns 17% instead

Expected returns for REITs are much lower over the next decade. Maybe quit while you’re ahead?
Why? Housing market is on fire and rents are pretty much following them.
Is it safe? Do you actually own something in the property or it can all vanish one day.
The only downside about fundrise is that the investment is not liquid immediately if and when you need it. Typically takes 6 months to liquidate. This is the only downside for me IMO. Lesser liquidity = lesser volatility.
17.4 is an exception. I invested for the last couple of years and pulled out my money earlier this year when I realized my weighted average was 6.5%. It took like 3-4 months to finally get all my money out. I would invest in REITs instead which have also been on fire lately.
